None of this is generic content…it shoud be useful

Updated versus Upgraded

there is a difference between updated and upgraded.  Buyers often think

in terms of updating while sellers are looking at things from the vector of upgrades.  Of course there is the nuance of a gray area between the two.  The HGTV affect has caused many buyers to be acutely aware of prevailing styes and perceive those to be the most valuable.  In a way it’s unfortunate as we replace fine finishes that are not at the end of their useful life for like finishes that are no better but rather more current.

Solar

If you have owned solar that adds value to your home.  Not what you 

spent but it adds value.  No 5 appraisers or experienced Realtors can agree

on how much it adds.  It is usually a positive in most buyers eyes.  Leased solar does not add monetary value per se to a home‘s value but it can be a positive for some buyers if we educate them on it.  They will need to quality for the lease.  Qualification is not a problem but some folks don’t want to lease anything In life.
