Buyers aren’t really looking for an agent they are looking for a home. They often feel some obligation to work with a friend and don’t realize how an agent’s expertise and resources will affect the outcome of their search.
If you are going to utilize an agent you might want to utilize one of the most effective agents who will have numerous advantages and additional resources relative to the other 99% of agents.
Whether one is choosing a surgeon, a mechanic, an attorney or an agent...it just makes sense to choose one at the top of his/her field.
The results I provide is usually different than the result a typical well meaning agent is able to provide.
*In multiple offer situations an agent in the top few precent of agents is often given the unfair advantage over the well meaning average agent. As I started outselling most REALTORS® I started to believe people wanted ME but that is not really the case. People don't really want me at all. Most don't even know me. They just want what I represent and provide; effectiveness.
I have been in the Top 1% of local Realtors for 11 of the last 13 years.
Many of the inflection points in the home selling or buying process only come up in every 20, 50 or 75 transactions.
If an agent is not consistantly cycling thought dozens of transactions a year she just can not anticipate all the actions to take to maximize your interests.

Once a year, I go to Inman Luxury Connect in Beverly Hills or Las Vegas. Once a year I go to Inman Connect in New York City to be exposed to latest technology and marketing of properties.

Any agent can pay for a 3D tour of the inside of a home but I own the Matterport camera and can also scan the outside spaces (having my assistant scan it at one of the few times during the day it’s possible to scan outside)
